I am looking at purchasing an old house (circa 1799) the foundation is made of stone. Are there things that I should/need to understand prior to making this purchase?

These old foundation do not meet todays standards but have obviously stood the test of time. Stone foundations are not waterproof and we often find water infiltration in these homes. The foundation should be viewed as a structure that will need monitoring over time to insure no movement is occuring. The foundation should be evaluated for loose stones or shifted sections that indicate movement is occuring. Any place where the foundation has been modified since construction should be checked to see if the modifications have caused movement or weakness. The fact that it is a stone foundation does not indicate it is defective or faulty but should alert the owner or buyer that this type of structure may have movement or deterioration based on age.
