I live in an older home with a brick chimney and in the basement at the base of the chimney I have piles of sand and it looks like the motar between the bricks is coming apart. What can cause this and what can we do about it?

This is a common problem on old unlined chimneys. The mortar is deteriorating from exposure to moisture and combustion by-products. Repairs to the visibly deteriorated mortar can be performed but hidden deterioration will be difficult to repair. This chimney may need to have a new liner installed or be taken out of service.
